HAVE YOU MISSED THE MARKET TURNING?

You’ve heard me say it many times before, I have warned you it was coming, others have suggested it was already here, but alas it was not, but now…yes now – recent data suggests the worst may be behind us. Yes, I have chosen my words carefully as I don’t want to jinx it, however this weeks REIWA stats, plus many positive press releases and the government increasing the building first home buyers grant to $15,000 has changed feeling out there and I believe we have turned a corner.

So what to do? Well if I was buying and didn’t need to sell I would MOVE NOW! If I was upgrading to the same suburb I would Sell Now and Buy a property subject to sale of your home, and if I was upgrading to another suburb I would examine the market and ask a professional for further advice as there are many factors that affect the market and not all markets move at the same time.

ADVICE FOR SELLERS IN THIS CHANGING MARKET

  • Watch the number of houses for sale and notice how it is rending
  • Prices will be stabile for a while, how long is the question
  • Price to sell in first 6 weeks for the best result

ADVICE FOR BUYERS IN THIS CHANGING MARKET

  • You’ve had it your way for too long – if you snooze you most certainly WILL LOSE.
  • You may have 3 – 6 months before new data is released showing prices increasing and days on market dropping, once this is evident and stock on market drops below 13,000 – it will be too late.

ADVICE FOR SALES REPS WHO HAVEN’T SEEN A POSITIVELY CHANGING MARKET.

  • Skill up on multiple offers situations to blow expectations out of the water.
  • The first offer is probably not your best (no matter what the buyer says)
  • The market will recover 3x as quickly as it retracted.
